How to ensure this bid war is won?
Do not base any offer in response to the list price. Usually in Toronto, list prices are designed to entice buyers in to view the property. They are usually not a reflection of what the seller will accept, nor are they an indication of market value. Being able to come up with the market value of a property quickly is a skill that is part science, part art. Then, knowing what to offer from there, keeping in mind the priorities of the sellers and the upper bracket of affordability is the last stage of coming up with a great offer designed to win.
