How do you ensure a first time buyer wins a bid war on their first offer?

By keeping it really simple, the buyer's bid to acquire this bungalow on a 25' wide lot at Queen and Niagara was won on the first round within her limit of affordability.

"What are all of these people doing in my house?" asked my client during open house weekend. Not too much pressure to ensure she gets what was already hers!

The seller agent responded to our bid by admitting that it was strategically brilliant - just high enough that the seller didn't feel comfortable sending everyone back for another round. We were first in and best dressed, and my buyer is the proud owner of a charming bungalow, right where she wants to live, within what she can afford, as a result.

What a nice end to a search that began with the words "There is no way on the planet that I'll ever be able to buy a home in this city...ever!"
