Pricing + Strategy

A strategic consult for home preparation with minimum effort and expense for maximum gain being the goal.

An optional pre-list professional home inspection is conducted for awareness of any fixes required prior to listing to then be used for marketing purposes once on the market when appropriate.

A thorough market evaluation is completed to assure an accurate market value as a base.

Know the market and know the buyer base to create a sales approach consistent with the current market, responsive to priorities of seller and resonates with buyer .

Preparation

The management of home set up is covered to assure timely completion of preparation with reliable contacts for possible alterations, touch ups, painting, furnishings, editing and rentals.

A thorough cleaning is conducted as a final step when necessary.

The property is professionally photographed with interactive tour and possible filming. Measured floor plans are drawn up.

A Sales Book in created including additional information including heat/hydro annual costs, maintenance history, a survey if available, quotes for deficiencies, ’best of’ list is filed and ready. Neighbourhood details such as school district, transportation, demographics, all the way to where the grocery store is are collected for buyer reference.

Marketing

A customized and targeted marketing plan is provided including in-person, neighbourhood and online action plans.

Compelling copy with details is prepared, identifying the key architectural features.

Coming Soon signage installed when appropriate

Mailer to neighbours and other appropriate markets sent with invitation to beat the market

Signage and lockbox installed

MLS launch to all agents and their clients on auto searches (public MLS launches 24 hours later)

Personal e-mail invitation sent to agents who match the area and/or property type

Property’s own website with visuals, sales script and details included

Property featured online as landing page on personal and company website

Broadcast marketing and targeted advertising is included with enticing photography, accurate information and compelling copy

Images and property information sent to press when appropriate

Agent open house conducted

Additional open houses for the public, when and if desired by seller

Seller’s viewing preferences are noted and respected throughout listing.

All viewing appointments are processed efficiently through brokerage.

A log of each appointment with visiting agent’s name is immediately shared with seller via email.

A follow up for feedback after showing takes place. Feedback is communicated to seller as received for review.

Communication

Daily email and/or phone updates on feedback and/or new competitive listings in first week.

Update calls when necessary, as market shifts, and at a minimum twice per week thereafter.

Available to take seller’s personal calls at any time throughout the contract.

Every outside call and email from agent and or buyer expressing interest is responded to immediately.
